ROOF EDGE DETAILING · WALL PANELS

Why the Panel-Wrapped Parapet Puts Your Roof Warranty at Risk

Architects spend weeks on ACM, MCM and plate aluminum panel colors and joint layouts. Then the top of the wall gets detailed in an afternoon — and that’s where the roof warranty can quietly fall apart.

When the wall panel is wrapped over the parapet as a panel-fabricated coping, two trades and two warranties meet at the same few inches of the building. The roofer’s warranty covers the membrane. The panel installer’s work sits on top of it. If the detail isn’t coordinated, the owner can end up with a roof edge nobody’s warranty fully covers.

The roof edge is where roofs fail first

The perimeter takes the highest wind pressures on a low-slope roof. One study of 145 windstorm claims attributed 59% of roof failures to the perimeter. That’s why the International Building Code (Section 1504.5) requires low-slope roof edge securement — edge flashing and copings, gutters excepted — to be tested to the ANSI/SPRI ES-1 standard.

ES-1 includes pull-off testing for metal edge flashing (RE-2) and metal wall coping (RE-3). A coping shop-formed from leftover wall panel stock typically hasn’t been through that testing.

Four ways the typical panel-wrapped parapet creates warranty risk

1. Fasteners through the membrane

Panel clips, sub-girts or coping cleats often get fastened down through the top of the parapet — through a roof membrane that’s already been installed and inspected. Roof warranties commonly exclude modifications or alterations to the roofing assembly after completion unless they’re done in a way the roofing manufacturer approved.

2. Edge metal the roofing manufacturer didn’t furnish

Many roofing warranties exclude shop-fabricated metal that wasn’t furnished by the roofing manufacturer. A coping made from the wall panel — however good it looks — usually falls into that category, which can leave the perimeter outside the roof warranty.

3. Trade sequencing

The roofer flashes the parapet and leaves. Weeks later the panel crew is working on top of the finished roof, drilling and setting material on it. If a leak shows up, the roofer points to the panel work and the panel installer points to the roof. The owner is stuck in the middle.

4. Wind uplift at the edge

A custom panel coping that hasn’t been tested for uplift is a weak point exactly where wind loads peak. Roof warranties commonly exclude wind damage where the cause involves edge components the manufacturer didn’t furnish — so a blow-off that starts at the coping can become the owner’s problem.

Questions to answer before you detail the parapet

  • Who furnishes the roof edge metal — the roofing manufacturer or the panel fabricator?
  • Is the coping or edge flashing tested to ANSI/SPRI ES-1?
  • Will the roofing manufacturer include the perimeter in its warranty with this detail?
  • Does anything fasten through the membrane after the roof is complete — and who signs off on it?
  • Which trade owns the parapet top, and in what order do they work?

Keep the wrap-around look. Keep the roof warranty.

PanelPlate lets the architect keep the wrap-around look of the metal panel at the parapet — without the panel installer screwing through a brand-new roof. The PanelPlate Mini brackets are flashed in by the roofer as part of the roofing work. The panel installer then secures the wall panels to the brackets, not through the membrane. The design intent stays intact, each trade stays in its own lane, and the roof edge is detailed to protect the roof warranty instead of putting it at risk. Works with the panel systems you already specify

PanelPlate is compatible with aluminum composite (ACM), metal composite (MCM) and plate aluminum wall panel systems, including ALUCOBOND®, ALPOLIC®, Reynobond®, Alcotex, PAC-CLAD® and DRI-DESIGN®. Choose your panel and color as usual — then detail the roof edge so it protects the roof warranty instead of putting it at risk.
